Emerging Scheme Proposals
Persimmon Homes West Yorkshire is preparing proposals for a residential development of approximately 94 homes.
The proposed development will provide a mix of 2, 3 and 4-bedroom homes, together with new access arrangements, public open space, landscaping and biodiversity enhancements.
The emerging layout has been carefully developed to respond to the site’s characteristics, surrounding land uses, existing landscape features and relevant planning policy. The proposals include:

Approximately 94 energy-efficient homes, providing a range of house types and sizes to meet local housing needs.

Affordable housing, including provision that exceeds current local policy requirements in accordance with national Grey Belt policy.

A new vehicular access from Bradford Road via the existing access serving the Mercure Bankfield Hotel.

A new pedestrian and cycle connection from Bradford Road into the development.

Retention of the existing Public Right of Way, maintaining the link between Branksome Drive and the riverside footpath along the River Aire.

New publicly accessible open space, including a landscaped attenuation basin forming part of the site’s sustainable surface water drainage strategy.

Retention of existing trees where possible, alongside new tree planting, landscaping and biodiversity enhancements.
Residential Character and House Types
The proposed development will provide a mix of terraced, semi-detached and detached homes designed to create an attractive, high quality and sustainable neighbourhood. The scheme will draw on the character of the surrounding area, using a combination of red and buff brick, with grey roof finishes.
Selected properties would incorporate areas of render to provide visual interest and help define key locations within the development. The detailed design, landscaping and material palette will continue to evolve as the proposals are refined through the planning process.

Sustainable Design
Sustainability has been a key consideration in the design of the proposed development. The proposed homes are expected to incorporate a range of energy-efficient measures to reduce energy consumption, lower carbon emissions and improve thermal performance, helping to meet the emerging Future Homes Standard.
Measures likely to be included:

High levels of insulation and airtight construction to minimise heat loss.

Air-source heat pumps providing low-carbon heating and hot water, removing the need for gas connections.

Enhanced thermal performance within floors, walls and roof spaces.

Energy-efficient white goods (rated A or above) offered to purchasers.

Electric vehicle charging points provided for every home.
